Step 1: Evaluate Your Situation

Do you really need to sell your home? Often times sellers don't have to move, but want more space or an unsatisfied with their home. Before you consider moving, evaluate the moving costs, as it is often times less expensive to stay and remodel the home you currently live in. Make sure to crunch the numbers and see if it makes financial sense to sell. Is it worth the time and money?

Step 2: Plan Your Selling Strategy

So, you've decided for sure that it's time to sell. It's important to come up with a financial guideline that will help keep you on track throughout the selling process. Set priorities and make a timeline! Making sure that you price your home correctly will help make this process unravel smoothly. Finally, do your research, be realistic about pricing and your competition, and make your house stand out.

Step 3: Stage and show your home

Now it's time to execute your plan. Prepare your home by cleaning it and staging it so that buyers can imagine what it would be like to live there. It's critical to have 'curb appeal' ? an attractive exterior ? in order to reel in the potential buyers and a good first impression will help you do just that! Now, turn to the interior. Staging is the act of decorating a home before it is put on the market, creating a sort of 'model home' that will help buyers visualize themselves living there. Make sure to highlight your home's positive aspects and downplay its flaws.

Step 4: Close the deal

Review the buyer's offers and negotiate a deal. This is the time when you should prepare for an appraisal and necessary inspections. Also, you should open an escrow account to deal with the property payments. Once all the paperwork has been signed and the contract terms are met, it's time to move out and into your new home!
