How to Navigate Renting Your First Apartment: An Interview with Samantha Fowler of Griffis Residential

By Samantha Fowler

Tell us a little bit about your company and its foundation.

Griffis Residential owns and manages a distinct portfolio of attainable luxury apartment communities throughout Colorado, Nevada and Texas. Our paradigm is straightforward--"It's about you." This is the hallmark of all our communities. Who is "you?" It's simple. We're all in this together. Our employees, investors, community neighbors and most valuable the people who trust us to create an environment they can call home. Our residents.

Can I negotiate pricing with my potential landlord?

We use a pricing and revenue management software that reviews several different market factors to calculate our prices. To be consistent and comply with Fair Housing laws, we do not negotiate pricing.

What questions should I ask the existing tenants before putting down a deposit?

We encourage our prospective residents to jump online to ApartmentRatings.com and review our unique portfolio of communities and the comments that our current residents have about our homes and service. Our culture is focused around customer service and our tag line is "It's about you" so we encourage our prospects to ask about our service offering.

How important is it to get everything in writing?

Can I ask that something be changed in the lease agreement? I always recommend getting changes or adjustments in writing, this protects the customers and business and ensures that there is no miscommunications. Our lease agreement has been reviewed by multiple legal parties and we again have to remain consistent with our practices with all residents. Any feedback is recommended for future updates and versions of our lease agreement.

Can I ask that aspects of the apartment be fixed before move-in?

We welcome any feedback and recommendations to accommodate our residents and will do our best to accommodate them.

What are my options if I can't afford my rent one month?

We encourage our residents to communicate with us when they are having difficulty meeting their lease obligations. We do follow the local law regarding rent collections and are consistent with our practices for all residents including rental payments.

What is the best way for people to get in contact with you or your company?

Please visit any one of our communities and visit our website at www.GriffisResidential.com.
