Home Inspectors: The Most Common Issues with Bruce Thompson of Thompson Property Inspection, LLC, the Tyler Home Inspector

By Bruce Thompson

Tell us a little bit about your company and its foundation.

I began inspecting in 2006 after taking courses from Texas A&M-Commerce and passing the state exam. I have placed my trust in God for all aspects of this business and run it in a way that would be pleasing to Him. He has always provided business and I've been busy since I began.

What are a few of your biggest concerns when it comes to safety within a house?

Though I live in Tyler, I am also a firefighter with the City of Dallas for the past 27 years. As you might expect, I am also concerned for fire safety aspects in each home I inspect. In 2009, I became code-certified by the International Code Council. This certification is not required for home inspection in Texas, but it was something that I wanted to do. Consequently, when I now look at a home, a great many things are running through my mind pertaining to safety. I want to know if the occupants can safely escape a burning home and are not hindered by obvious design flaws that would trap them, accelerate a fire or push smoke throughout a home. I also look at other structural or electrical or even plumbing issues could contribute to the occupants safety.

What safety and inspection violations do you see most often in home inspections? (List is fine)

Some of the more frequent items I call out are:

  • Doors that don't meet minimum standards between houses and garages including the attic stairway.
  • In older homes, some bedroom windows are higher on the wall than 44 inches or they are too small for an occupant to climb out.
  • Temperature and Pressure Valves on water heaters being plumbed incorrectly.
  • Lack of smoke detectors in all bedrooms or hallways that lead to bedrooms.
  • Fire stopping at the chimney between the attic and the ceiling of the first floor.
  • Wiring issues in the electric panel.

What steps can homeowners take to resolve this issues?

Education is the key to most of these issues. Most people just don't know or think about this like I do. Once they're informed, then they can hire the appropriate tradesperson to correct any deficiency.

What's the best way for people to get in contact with you and your company?
