Foundation Repair and Replacement: Important Points to Remember: An Interview with Chris Stroup of Integrity Foundation Repair

Please tell us a little bit about your company and the services you offer.

Our company, Integrity Foundation Repair, has been in the DFW area almost 9 years. We specialize in steel piers driven to bed rock or load barring strata guaranteeing a permanent solution to vertical settlement. We choose our name very carefully all those years ago because it is the core value that we hang our hat on.

We also believe that educating our clients and potential clients about the difference between foundation movement and settlement is the key to our business practice. We never sell piers due to cosmetic cracks that may be misrepresented as a structural problem. We take the time to review all data both physical evidence at the time of the estimate and elevation numbers that we collect to be sure that a root cause is found and explained and a proper plan is set out to permanently stop structural damage being caused by vertical settlement.

What have you found to be the most common types of foundation damage that need to be repaired?

The majority of foundation issues that we repair are caused from lack of moisture around the perimeter of the house causing the weight of the house to settle. We also see many cases where natural erosion is the root cause for the movement.

When is it more practical to repair a foundation?

We only recommend repairing a foundation when the cause of the issues is related to a weight distribution problem. This means that if the settlement is beginning to cause the weight of the house to distribute which can cause many issues such as plumbing, roofing and drywall issues.

What are the basic steps involved in getting your foundation repaired/replaced?

After one of our foundation specialists comes out to complete a free evaluation on your home, and review the findings with you we design a repair plan specific for your situation. We send that info to an independent engineer for review. Upon his approval we will arrive on site and begin our excavation which is 1/6 the size of whole used for a concrete pier.

After excavation is complete we install a steel bracket under the perimeter beam of the house and begin driving 3" oil stem pipe hydraulically until hitting bed rock. At that point we move on to the next pier until all piers have been driven. Once all piers are installed we place 22 ton jacks on each pier and life simultaneously until we reach desired elevation recovering the house to an elevation that makes the house structurally sound. The last step in our process is the clean-up. Since our holes are smaller than other methods of repair our clean-up is very quick and leaves the property looking like it was when we arrived.

What is one of the biggest challenges that Texas homeowners have with their foundations?

The biggest challenge that north Texas homeowners face is the dense clay which causes lots of swelling and retraction due to the different amounts of rain we get or lack of rain we get.
